We are here today to look at a toilet that is constantly running. Many times your tenants will have a problem with a constantly running toilet. It gets pretty annoying because you’ll hear this pattern of the toilet running and stopping. This is an easy fix when you have the right part.
That part is a toilet ring, which I picked up at Home Depot for less than $2.00. It’s just a ring with a water tight seal that you put into the toilet to replace the old one. The old one is probably dirty or just not working anymore and it isn’t creating a seal, so the water pressure when you flush lifts everything in the system up again. That doesn’t work.
Here’s how easy it is to replace:
- Take the top off the toilet tank. You will see the piece that lands on top of the ring that isn’t working. You don’t have to remove the flush tank or the ball, but it’s easier if you do. Plumbing is always turning the wrong way, but unscrew everything that’s connected and take the pieces out.
- The ring is there on the bottom and you just lift it out of the tank. Take the new ring and put it where it belongs. Use both hands because the ring sits on the bottom and there’s a little slot that holds it. It fits like a tire. Double check it to be sure it fits into place.
- Put all the pieces back together on top of the new ring, and attach everything you took apart. Don’t put the top back on until you watch the tank fill up.
